Local developers with Happy Buda on The Creek LLC are looking to break ground on an 18.5-acre mixed-use development—called The White Oak District—on the west side of Buda this spring.

Moontower Groups' Richard Veregge, Josh Bumb and Tim Dowling have partnered with MNO Partners’ David Morin, Frank Navarro and Ryan Othman to build the project, which will be located at 1065 FM 967.

Project details

Buda City Council unanimously approved an incentive package of up to $2.53M and a performance agreement for the development—an executive session item dubbed Project Sprinter—on Aug. 20.

The city will also provide a fee credit of up to $1.1M for developers to construct an 8-acre park, which will include a 10-foot walking trail leading toward a pedestrian bridge that will cross over into Garlic Creek.

The $27 million project will consist of a 65,000 square foot site for medical, dental and small offices. There will also be an additional 9,000 square foot dedicated to traditional retail and a family-friendly restaurant.

Dowling told Community Impact that they are looking for locally-owned coffee shops, bakeries and boutiques to fill their retail space.

How it happened

Through a local commercial real estate group meetup and discussions with local officials, they were able to zero in on the kind of project they wanted to pursue, Dowling told Community Impact.

Quote of note

CEO Jennifer Storm said the Buda Economic Development Corporation was excited to work with a team of local developers that has listened to the community's needs.

"This project will change the face of West Buda and open up a right-sized development for its neighbors and visitors alike," Storm said in an email.

Looking ahead

Dowling said Phase I for The White Oak District is anticipated to break ground in December 2024.
