Dacy Business Park—located at 3300 Dacy Lane in Kyle—has almost completed its first phase of construction.

The industrial park project is being developed by Daniel Pao, Gigi Lee and Dale Malone, and looks to provide affordable commercial space for small-business owners, such as contractors, entrepreneurs and startup companies to lease or rent.

Project details

The 137,550-square-foot, gated development, which broke ground in April, is being constructed in four phases. Phase 1 of the project includes the construction of 21 industrial condo suites across three buildings. Each building has been subdivided into 1,500-square-foot bays.

Construction for Phase 1 of the project is expected to be completed in October or early November, Managing Partner Dale Malone told Community Impact.


Developers also widened Dacy Lane from a two-lane road to a five-lane road, with a dedicated turn lane, which will accommodate semi-trucks driving in and out of the park, said Sam Lee, Dacy Lane Business Park’s real estate broker with Total Realty Texas.

A closer look

Malone said they wanted to build this type of project in Kyle because they noticed a lot of spaces in the Kyle area are only for lease.

“We want to offer an opportunity for small entrepreneurs to own their own space,” Malone told Community Impact.


Malone and Lee, who have owned and started their own small businesses, said they were frustrated with always having to rent a space.

“We were always at the mercy of rent increases, and growing our business was hard when you rent. But when you own, you don’t have any more rent increases, and you own equity, so we hope that’s what we can offer with this park to other entrepreneurs,” Malone said.

What’s next?

Once completed, the Dacy Business Park will consist of 91 suites across 13 buildings. Phase 2 of the project is anticipated to begin in the second quarter of 2025.
