Kyle City Council gave initial approval to two voluntary annexation projects during its meeting July 6.

The larger of the two projects is a 120.46-acre plot of land. The land is located near Waterleaf Park between Bunton Lane and Plum Creek, as seen in the map below.



The property’s listed owner is Kyle 120 LLC, and the listed company representative is Ariah Rastegar, who is the founder and CEO of Rastegar Property Co., an Austin-based commercial real estate investment firm.

According to city of Kyle documents, the owner plans to develop it in a town center style and will participate in a road infrastructure project in the area.


Council also gave initial approval to the annexation of a 24.56-acre plot of land near the Lakeside Crossing Manufactured Home Park. That property is owned by the estate of Janelle Hadsell.

“I expect that they would probably expand the Bluebonnet Manufactured Home Park that is adjacent to the northeast and the southeast,” said Howard Koontz, the city’s director of planning and community development.

Both annexations are voluntary and were made at the request of the property. The annexations will be up for a second reading at the next council meeting July 20.
