Round Rock saw a decline in year-over-year home sales in February, mirroring a trend occurring across the Austin metro, according to data by Austin Board of Realtors.

In Round Rock, closed listings for February dropped by 21.4% compared to February 2024, ABoR data shows.

Similarly, residential homes sales declined by 6.5% in the Austin, Round Rock and San Marcos Metropolitan Statistical Area. Zooming out, Williamson County homes sales also declined by 11.2% in February.
However, Clare Knapp, housing economic for Unlock MLS and the Austin Board of Realtors, said in a news release that increased options and more pricing flexibility could push more buyers to transition from renting to homeownership.

“While closed sales have slowed this month, sellers adjusting their pricing strategies to align with market conditions are keeping transactions moving,” Knapp said. “With inventory levels rising, buyers are regaining leverage, creating a more favorable environment for those who have been waiting for the right moment to purchase.”
The median home price of closed listings in Round Rock for February was $440,000, compared to last year’s $455,959. In the Austin, Round Rock and San Marcos MSA, the median price for homes also declined year-over-year by 3.9%.


Concurrently, the housing inventory increased across Central Texas. The Austin metro had 5.7 months of inventory, an increase of 1.3 months in February 2024. Williamson County’s inventory also rose by 1.3 months.
