Council members approved the first reading of the rezoning and resolution sought by an unnamed developer Aug. 28.
The request would rezone the property, zoned for townhomes in 2019 but remained undeveloped, as a planned unit development, city documents state.
The details
In line with city development standards, the proposed multifamily housing project would have a maximum of 220 residential units and a maximum height of five stories.
Other requirements include:
- Structured parking
- Balconies on a minimum of 25% of all units
- Internal stairways
- Amenities
- Streetscape and landscaping

The city's 2030 Comprehensive Plan lays out a desire among residents for more affordable housing, as well as a variety of housing types.
"The Round Rock 2030 Comprehensive Plan recommends that the city consider rezoning proposals that provide for a variety of housing forms and price points to meet the needs of our growing population," city documents related to the rezoning request state. "The intent is to enable a mixture of housing types within the city to meet all residents’ needs and preferences through all stages of life. Based on public input received during the Comprehensive Plan update process, housing affordability is a primary concern of stakeholders."
