City Council approved the rezoning request on its second reading June 8. During previous discussions of the matter in May, a representative for developer Performance Services Real Estate 7 LLC said the company will limit structures to four stories, citing privacy concerns of residents. The developer also agreed to limit the height of the parking structures to 4.5 stories for the same reason.
This comes after several weeks of back and forth as residents of The Settlement, an adjacent neighborhood, asked the developer to keep residential components of the development closer to East Old Settlers Boulevard so as not to allow a sight line into their backyards.
Additional compromises include a 170-foot setback from the southern property line with 3.36 acres of the property closest to the neighborhood at its southern boundary designated for townhomes to create a better transition between the types of housing, said Brad Wiseman, Round Rock planning and development services director. He said balconies will also be prohibited for south-facing walls on the townhomes and multifamily project.
