Round Rock

Diamond Oaks This development project, which broke ground Jan. 29, will bring restaurants, retail, a hotel and households to east Round Rock. Diamond Oaks will include a Jersey Mike’s Restaurant, a Tony C’s restaurant and The Coffee Bean & Tea Leaf coffee shop. A La Quinta hotel will open on the property in early 2020, according to city of Round Rock officials. The residential portion will include 120 homes, according to the development’s website. Hollybrook Ranch Hollybrook Ranch will deliver a total of 336 apartments to the southeastern corner of Pflugerville Parkway and Greenlawn Boulevard, according to permits filed with the city of Round Rock. City documents show the development is comprised of 14 buildings with parking garage space. Construction of the community center and the apartment buildings has gone vertical and site work continues. The apartment complex offers one-, two- and three-bedroom luxury apartment options. Space: 499,407 square feet Timeline: TBD
Kalahari Resorts & Conventions Kalahari Resorts & Conventions representatives said Feb. 5 the development is on track to open with 975 hotel rooms and a 200,000-square-foot convention center in November 2020. The resort will include the largest indoor water park in the country and outdoor pools built over 3 acres. Kalahari will also feature an indoor theme park. Space: 351 acres Timeline: November 2020

PFLUGERVILLE

Pflugerville Parkway Medical Offices The first of three buildings at the Pflugerville Parkway Medical Offices is opening with two tenants—Sanova Dermatology and the Austin Institute for Clinical Research. Sanova Dermatology relocated its headquarters to this development from Austin. Construction is expected to start on a 10,000-square-foot building in one to two months, and a third building, sized 40,000 square feet, is projected to begin by the end of 2019. Potential tenants will be a mix of medical clinics and businesses. Space: 65,000 square feet Timeline: Phase 3 projected to begin by the end of 2019
Heatherwilde 45 Heatherwilde 45 will deliver approximately 263,673 square feet of Class A office space to Pflugerville at the completion of its first phase. The Building Owners and Managers Association defines Class A office space as buildings with state-of-the-art finishes with rents above average for the area. More than 24,000 square feet of space has been leased inside one of the three buildings that make up Heatherwilde 45. Space: 350,000 total square feet Timeline: summer 2019
Santa Clara Luxury Apartments The Santa Clara Luxury Apartments development will ultimately deliver 300 multi-family units. The site will be comprised of 13 apartment buildings that are two or three stories tall, in addition to a clubhouse. Santa Clara Luxury Apartments will offer an efficiency apartment, as well as one, two and three-bedroom apartment plans. Developers anticipate to begin leasing in April.
