Pecan Creative Flex Space is being planned as a commercial condominium development in Pflugerville, according to an Oct. 5 company news release. The proposal is currently undergoing review by Pflugerville's development services department.

Located at 2508 W. Pecan St., Pflugerville, the site sits on 2 acres and has more than 32,000 square feet of available space. The condominium development is being planned to house small to medium retail, office and flex-use businesses, per the release, with 106 parking spaces available for use.

Lezlie Tram Le and Penny Chung of LT Commercial Group oversee the project and said the projected construction start date is in the third quarter of 2020 with an anticipated late 2021 completion. Austin-based LT Commercial Group and Dang Endeavors Group are co-developing the project with Block 16 Architects designing the building.

All units featured in the Pecan Creative Flex Space are condominiums "designed to be affordable for small business owners and investors to buy," per the release.


“This is why our company's mission is to help the small business owner and investor," Tram Le said in the release. "The goal with commercial condo ownership is that instead of paying rent and not gaining anything back, once you outgrow the space and decide to move on you can sell it or lease it and still have a residual income.”
