After more than a decade of discussion and preparation, plans to develop the 800-acre Wildflower/Carmel mixed-use complex near Weiss Lane east of SH 130 are moving forward.
On October 13, City Council approved the creation of two municipal utility districts—one inside city limits and one out—that will allow for the development of more than 2,300 residential lots at the Carmel development, potentially housing more than 6,000 people, City Manager Brandon Wade said.
The property is slated to serve as the next puzzle piece in developing East Pflugerville. It lies adjacent to the recently-purchased Rosa Pfluger tract, scheduled to become a city athletic complex and park, and near Pflugerville's fourth high school, which is currently under construction.
"The stars aligned," Wade said. "All these things [such as the high school and athletic complex property] have come together to become the next big development area in Pflugerville. This is a huge step for the city of Pflugerville."
Wade said that the Wildflower/Carmel project could take up to 10 or 12 years to complete based on the timeline of similar projects. Mayor Jeff Coleman said city officials and staff expect development begin almost immediately.
"There is going to be a lot happening in that corridor, so this sector of Pflugerville is just going to be booming," he said.
