What we reported Developers with properties in denser areas in the region are looking to build smaller commercial developments. Round Rock Development Director Brad Wiseman said the city’s commercial development in recent years has been largely focused on infill development, or development focused on smaller spaces.

The latest Several smaller developments have had success this year, including Shops at Greeenlawn, Chandler Creek Retail and HRT Retail. Shops at Greenlawn, at 3200 Greenlawn Blvd., near I-35 and SH 45, is a 23,196-square-foot development.

Shops at Greenlawn businesses include the recently-opened Tide Dry Cleaners and Fantasias Cafe. In addition, The Simple Greek and Victoria Nails & Spa will both open soon.

Chandler Creek Retail is a 12,260-square-foot development at 311 University Blvd. near I-35. Businesses include Fuzzy’s Taco Shop, Concept Nails Design & Spa, Krack of Dawn Donuts, Mama Fu’s and Orangetheory Fitness.

HRT Retail, at 455 University Blvd., is a 13,775-square-foot development near I-35.  It includes Starbucks, Smoothie King, MAD Greens, Realty Austin, Roosters Men’s Grooming Center and Results Physiotherapy.
