According to a city news release, the amicable settlement officially resolves all existing disputes between the two parties.
The timeline
Perfect Game, a baseball scouting company, planned to relocate its national headquarters to Hutto as the anchor tenant in a $800 million mixed-use development. Wolverine Interests signed on to be the developer for the project in April 2019.
In July 2019, Hutto filed the original petition against the developer claiming breach of contract and seeking restitution of more than $1 million for damages, according to previous Community Impact reporting. Wolverine Interests countered with its own claim, and alleged that damages from the city amounted to over $20 million, plus an additional $165 million in lost expected profit.
By November 2021, the two parties entered a compromise agreement that included the city paying the developer $630,000. However, the previous claims were never dismissed.
Both parties filed amendments to its petitions between 2021 and 2023. The settlement from July 11, 2025, resolves all of these amendments, as well as the original claims.
About the project
The site for the former Perfect Game development, located on 250 acres at Hwy. 79 and CR 132, had plans to include a multitude of sports-related amenities as well as retail, restaurants, hotels and residential space.
Perfect Game announced its decision to relocate its headquarters to Cedar Park instead of Hutto in 2021. Hutto’s Economic Development Corporation purchased the former site in 2023 from owner Cottonwood Development Corp., effectively freeing up the property for future development.

Although the city’s plan to host Perfect Game fell through, it welcomed a different kind of entertainment business in May of this year.
Hooky, a movie theater, bowling alley and arcade venue, continued its plans to build the new location in Hutto following a split with the parent company of EVO Entertainment.
