The Pflugerville and Hutto area has seen a variety zoning changes and annexations to make way for new development. Check out these five updates below:

1. Pflugerville to construct $9.2M wastewater interceptor

Pflugerville City Council approved a $9.2 million construction contract for Phase 2 of the Sorento wastewater interceptor project at its meeting June 24.

What happened

Place 5 council member Melody Ryan pulled the item from the consent agenda for council discussion.


“I pulled this just because I would like to see the presentation with a price tag of $9 million,” she said.

2. 112-acre Limmer Square development annexed into Hutto

Hutto City Council approved the annexation and creation of a public improvement district for Limmer Square, a proposed almost 112-acre development, at its June 26 meeting. The action comes after postponing the items on the May 15 and June 5 agenda to give the developer more time to execute the agreement.


The setup

City Council previously passed a development agreement with Limmer Holdings for the planned site in April. Preliminary site plans for Limmer Square show a mix of residential, commercial and open space at the intersection of SH 130 and Limmer Loop, which includes:
  • 205 units of 40-foot single-family lots
  • 220 units of townhomes
  • 300 units of multifamily residential
  • 60,000 square feet of commercial space

3. 75 acres of agriculture land could become residential, business space in Pflugerville

Pflugerville City Council approved the first reading to rezone about 75 acres of agricultural land to be used for residential, general business and open park space.


The site is located on the southeast corner of Cameron Road and Steger Lane, bordering the Meadowlark Preserve neighborhood and a Pflugerville ISD property.

“This is really on the outskirts,” Planning Manager Yasmin Turk said.

4. Epitome Development requests annexation for 40-acre business park in Hutto


Epitome Development, which owns about 40 acres on SH 130 north of Limmer Loop, presented a preliminary development plan to Hutto City Council on June 26. The plan includes annexing the site into city limits to build a business park.

“I’m very excited about this,” Mayor Mike Snyder said. “I hope we get to a development agreement very quickly.”

The details

Not currently located within city limits, the proposed Crossroads Business Park involves an industrial complex with multiple buildings constructed over phases, said Steven Tinnin, the senior vice president of land at Epitome.

5. Rezoning clears path for expanded industrial development in Pflugerville

A 6-acre property near the Oncor substation in Pflugerville will have a zoning consistent with a planned industrial development next door, following Pflugerville City Council's approval of the rezoning request at a June 10 meeting.

The request passed with a 4-3 vote, but will require a third reading.

What happened

The small property at 3315 East Pecan Street, located near the southwest corner of Pecan Street and Cameron Road, has never been platted and is currently vacant.

Endeavor Real Estate, the applicant that will develop the land to the east, requested rezoning the plot from urban center level 5 zoning to campus industrial zoning, to have a unified and consistent development across both properties, as well as provide access through Weiss Lane.
