A new mixed-use development called Upper Schmidts Creek is on its way to Hutto at the southeast corner of Ed Schmidt Boulevard and Limmer Loop.

At a June 1 meeting, Hutto City Council approved annexation and zoning for the 40.8-acre tract that will be home to the development.

According to a city presentation, the residential portion of the development will take up around half the development's acreage and will contain up to 173 single-family homes, with a mix of attached and detached units.

Amanda Brown, a representative for retail consulting firm H.D. Brown Consulting, said the development will act as an extension to Schmidts Creek, another mixed-use development located directly south of Upper Schmidts Creek.

Aspen Heights Partners is the developer on both Schmidts Creek and Upper Schmidts Creek.


The planned unit development zoning approved for Upper Schmidts Creek includes several requirements the developer must adhere to.

Those requirements include a limit on the number of drive-thru restaurants allowed in the commercial portion, limits to light and noise levels after 9 p.m., and the prohibition of porches or balconies facing existing properties to the east.

Both the annexation and the zoning will require a second reading at council's next meeting on June 15.
