After having a request for zoning denied last year, an 11.86-acre mixed-use development on FM 685 in Pflugerville is now slated to move forward.

Pflugerville City Council approved planned unit development, or PUD, zoning for the development at an April 25 meeting.

Since developer Fairfield Residential's previous application, several changes have been made to the site plan at the city's request.

Changes include the addition of a north-south connector road through the development, increased buffer zones and a minimum of 17,000 square feet of retail and commercial, up from 10,000 in the previous version.

The development is planned to include approximately 484 for-rent multifamily units in the form of apartments and townhomes.


Council members acknowledged community concerns about traffic near the development—particularly at the intersection of FM 685 and Gattis School Road—and said the city is working with the relevant entities to put road improvements in place.

"We're aware of the impact, and we're working with our partners in Williamson County to fix it," Council Member Jim McDonald said. "Staff has recommended three projects for the Williamson County bond proposal that includes this intersection."

The zoning request will receive a second reading and vote at a future meeting.
