Greystar, one of the nation’s largest apartment community managers and owners, is planning to open the first of three new age 55-plus active adult apartment communities this summer.

Called Overture, the first community will open in July at 4818 Berkman Drive, Austin, in the Mueller development. That property broke ground in October 2015 and will have 201 one- and two-bedroom units.

“It’s for active adults; it’s not senior housing,” said Suzette Smith, senior regional manager for South Carolina-based Greystar. “Our target market doesn’t want to have anything to do with being seniors.”

Two other Overture properties will open, one of which will be in spring 2018 at The Domain, 3100 Kramer Lane, Austin, with 189 units and another in fall 2018 near the Arboretum, 10600 Jollyville Road, Austin, with 170 units.

The Arboretum community broke ground in March and is located on a former surface parking lot for Great Hills Baptist Church.

"Our research revealed Austin had very few noninstitutional options for people '55 and better' who are looking to downsize or be near family and still be able to enjoy a maintenance-free lifestyle," Greystar Director of Development Tarissa Day said.

Prices for the Mueller property range from $1,813-$2,858 per month for one-bedroom units and $2,895-$3,119 per month for a two-bedroom unit. The Mueller facility will also offer 30 affordable units, Smith said.

Amenities will include a resident clubhouse, swimming pool, spa, demonstration kitchen, coffee bar and bistro, library, game room, theater, yoga studio and fitness center, and a full-service salon, according to Greystar.

Overture’s goal, Smith said, is to provide residents with three to five daily activities, such as cooking demonstrations, tai chi, crafting, wine tours and educational workshops.

“Because it is really suited for the demographic 55-plus, it gives those people a sense of common ground and desires,” she said. “They can live like they’re on vacation every day.”
