An Austin developer is bringing a concept that is becoming increasingly popular in the state capital to Kyle—a multistory, mixed-use structure. Phil Howry’s two-story project at 225 S. Main St. in Kyle will feature as many as six commercial units on the bottom floor and six residential units on the top floor. Complementing the growing number of service industry businesses downtown with more residential offerings as well as office space has been a target of the city’s as it aims to redevelop Old Town Kyle. “That is the idea we have,” Howry said. “[The city is] hoping this will do more than just serve to revitalize the whole downtown area.” Howry—who alongside son Sterling owns Phil Howry Company, a construction firm—said he estimates the building will be ready for leasing in nine months. Should the building be divvied up into 12 spaces, they would each comprise 850 square feet, Howry said. Howry said his project will add additional head-in parking to the downtown area. The one-bedroom apartments will feature stackable washers and dryers and a full kitchen. They will each have 1.5 bathrooms, he said. With a dance hall, a coffee shop and other businesses having opened on Kyle’s Center Street in the past few years, Howry said downtown Kyle is on the rise. “It is good to see,” he said. “We are very excited about the prospects of this [project] and getting it off the ground. We really believe it will perform.”
