California-based Drawbridge Realty is developing a second phase for 5301 Southwest Parkway, a corporate office complex in Southwest Austin.[/caption]
The second phase of a corporate office complex in Southwest Austin is in development, and an Austin-based architecture firm has been selected as the lead design firm.
Phase II of 5301 Southwest Parkway by developer Drawbridge Realty is designed to include a new 125,000 square-foot office building, an expansion of the campus’ parking garage and a renovation of the existing 164,700 square-foot office building.
The features and amenities coming to the phase II development include an arcade, racquetball, gaming, golf simulator, napping pods, on-site concierge and a gym, according to a July 9 news release.
Levy Architects, an Austin-based architecture firm, will be designing the corporate campus.
James Cornetet, project architect for the corporate campus, said the new construction will blend the new portions of the campus with the old parts. Connecting both phases is an outdoor landscape component with amenities where food trucks can park or tenants can hold impromptu meetings in a covered porch area or balcony, he said.
“This will create an urban feel within a suburban context,” Cornetet said. “We’re building these things into the project because it’s great when you can extend the office into the natural landscape."
CBRE in Austin will be leasing the office space in Phase II of 5301 Southwest Parkway. Tenants in the Phase I include Yeti Coolers and Textron Systems.
In addition to the Austin market, Drawbridge Realty has properties in Silicon Valley, San Diego, Calif. and Salt Lake City, Utah. Phase II of 5301 Southwest Parkway is Drawbridge Realty’s largest investment in the Austin market to date, according to the company.
