Magnolia area Trey Halberdier, founder of The Woodlands-based Halberdier Real Estate, said his company has five different properties ranging from seven acres to 500 acres in the works in Magnolia. Halberdier Real Estate has 500 acres under contract a few miles north of FM 1488 on FM 149, Halberdier said. The tract is likely to be developed as a residential community with large acreage ranch-type lots in the future, he said. The company also purchased a 350-acre tract during the past few months on FM 1774 just north of Magnolia and the Texas Renaissance Festival. The future Hwy. 249 extension project is projected to run through a portion of the northern boundary of the property near the Crown Ranch subdivision, he said. Similar to the 500-acre tract, the 350-acre property is expected to feature single-family large acreage ranch-type lots as well as some commercial parcels, Halberdier said. “We continue to push forward on growth and acquisitions in Magnolia,” Halberdier said. “We are now acquiring larger bulk acreage tracts as we foresee the growth heading that way and up and down the future Aggie Expressway.” By the end of June, the company plans to close on a 48-acre tract, which includes a portion of the Superior Business Park located along FM 1488 just west of the Lake Windcrest subdivision, Halberdier said. The property is expected to become a mixed-use development with an upgraded retail section in the front and flex industrial space in the back, he said. “We like to believe we’re on the front end of things, but the window is closing on finding what we consider good deals on the periphery,” Halberdier said. During the June 9 Magnolia City Council meeting, Halberdier submitted a request for the voluntary annexation of his company’s 16-acre property along FM 1488 near Buckgrass Stables. City Council unanimously approved the annexation. Halberdier said he plans to wait until to develop the 16-acre property until the water and sewer utilities are extended to the tract and construction begins on the nearby 142-acre future Magnolia Commons mixed-use development in mid-to late 2016.

“We let the market be the expert on the land uses,” Halberdier said. “The market tells us what certain tracts can be used for. We’re going to be patient with our Magnolia portfolio to see who shows up.” In addition, Halberdier Real Estate owns seven acres of land on FM 1486 about 2 miles south of the 755-acre golf community Bluejack National, which is expected to open for play in October. Halberdier said he has received a high volume of calls from potential developers interested in the property but has not yet sold the land. “Generally, we’re continuing to create exceptional opportunities, and we’re genuinely trying to service the needs of the Magnolia community,” Halberdier said. “We feel there’s a lack of quality commercial real estate assets in the area.” Tomball area New master-planned community Lakes at Creekside is in development near the southwest corner of Kuykendahl and Hufsmith roads. Over the past three years, The Woodlands-based company Newcor Commercial Real Estate worked with 14 landowners to gather 286 acres for the community. Lakes at Creekside is being developed by J. Alan Kent Development and will feature more than 600 homes, eight lakes, a recreation center, park, trails, sidewalks, a splash pad and a pool. The first phase of development is expected to open in February 2016 and will offer 148 homes from several builders, such as Trendmaker Homes, Lennar and M/I Homes. The remaining homes will be constructed in four phases. Lakes at Creekside lots will be priced from $300,000 to more than $1 million and are zoned to Tomball ISD.
