City Council approved a zoning change Dec. 11 that could allow condos to be built on Spicewood Springs Road near Mesa Drive.

Council approved rezoning about 2 acres of land at 4323 Spicewood Springs Road to allow for residential construction. The Zoning and Platting Commission approved recommendation of the rezoning Nov. 18.

The land is undeveloped, and the applicant, Bluebonnet Land Investments Partnership Ltd., is proposing to build up to 26 condo units, city Planner Tori Haase said.

"The applicant did not provide specific plans at this point," she said. "They didn't want to go into that level of detail if they didn't get the zoning."

Haase said the land's zoning would limit building height to a maximum of 40 feet, or three stories. She said the zoning would require new construction to be compatible with surrounding buildings. She said she did receive some feedback from a nearby neighborhood association but that residents were OK with the proposal for residential construction.

The land is located between a Randalls and Brookdale Spicewood Springs, a senior living facility.
