A new office and warehouse project is underway at the developing industrial area between Hwy. 290 and Hempstead Highway near the intersection of Hwy. 6. The project, dubbed 290 Gateway Park, broke ground earlier in September and is being developed by Covey Ridge. CRC Real Estate is the broker.

Located at 20212 Hempstead Highway, the deed restricted Class A park will feature nine separate buildings—five with 6,000 square feet available, and four with 8,400 square feet available—said CRC's Richard Glass. He said the space can be developed as spec office, is 5-ton crane ready and can also be used for distribution or storage.

Glass said he expects the park's location next to major highways in Cy-Fair to appeal to companies looking to relocate to the area.

"The oil and gas market has been crazy and there's just this huge demand among machine shops and light manufacturing," he said. "It's always good to make your product as useable as possible to the most amount of people."

The space is available for lease or for sale, which Glass said is a rare find for freestanding buildings of this size.

"There's been big demand for that in particular," he said. "In the past, smaller tenants looking for 6,000–10,000 square feet have typically been relegated to leasing. Most developers do these 20,000–50,000 square foot buildings, and the smaller guy gets left out."

The buildings will be metallic, but made with stucco and stone in the front, and made with red iron steel, Glass said. Buildings will feature two 16-by-14-foot overhead grade level doors. Some outside storage space will also be available along the sides of the buildings.

The park is being built adjacent to another upcoming business park from Duke Realty—Gateway Northwest—which went online earlier this year.
