A new assisted living and memory care community is expected to open in Cypress in the beginning of 2015. Construction started in March on the 78-unit Heartis Cypress community, which is being built on Longenbaugh Road to the west of Barker Cypress Road.

Heartis Cypress, which is being developed by the Dallas-based healthcare real estate firm Caddis Partners, will feature 54 assisted living units and 24 memory care units. The community's streetscape design will feature various storefronts—a movie theater, ice cream parlor, art studio, auto repair garage and planting nursery—along with park benches and street lights, all aligned down one central "main street."

The design serves a therapeutic purpose, said Katie Csobaji, vice president of senior housing with Caddis.

"Heartis Cypress will be the only senior community in [its] market to offer this innovative Main Street concept," she said. "The storefronts and activities provide residents with Alzheimer's and dementia a comfortable, familiar environment that encourages fond memories of years past."

Other amenities will include three interior courtyards, chef-prepared meals, housekeeping, laundry and personal transportation services.

Caddis will be simultaneously working on another Heartis senior community in Clear Lake, on Old Galveston Road south of Clear Lake City Boulevard. Both communities will be managed by the Oregon-based Good Neighbor Care, which manages senior communities across the country. Caddis officials say they hope to open 10–12 communities across Texas within the next 18 months.

Caddis is entering the Cy–Fair market at a time when demand for senior communities is particularly high. More than 800 people signed up to be on the waiting list for Villages at Cypress, a 162-unit affordable senior housing project being built at the intersection of Cypress N. Houston and Huffmeister roads.

"We are confident that these two communities will prove to be important assets to the Houston area," Caddis Partners CEO Jason Signor said.
