The Shops at Boulder Lane, a proposed 8,871-square-foot retail and office center at 10200 Boulder Lane near RR 620 in Austin, is scheduled to open at the end of August, said Hunington Properties broker Evan Dyer, an agent for the tract.

Dyer said he is targeting medical users for the center but is open to other tenants. He is in discussions with an urgent care group, a coffee and sandwich shop, dentist, orthodontist, periodontist and local retailer as possible tenants for the site, he said.

"[The center] will be what the market dictates and could be a mix like Crystal Falls," he said. Hunington Properties is completing a development with retail, restaurants and offices in Leander's Crystal Falls neighborhood, he said.

Dyer said that although fast-food restaurants were interested in the Boulder property, he would not include the businesses because adding a drive-thru would cause the development to lose substantial square footage. He also said he would not be including convenience stores at the site because of zoning restrictions.

Harvey-Cleary Builders will manage the project, which may break ground in May, Dyer said.

The site is planned to have 45 to 50 parking spaces, and the entrance to the center will be on Boulder Lane, he said.

"Most of the trees [on the tract] will be saved, especially in the front and back corner of the site," Dyer said.

He said the project will be Leadership in Energy and Environmental Design (LEED) certified.
