Plans are in the works for a six-story, 170,000 square foot office building along the Dallas North Tollway, on Hicks road, south of the southeast corner of the Gaylord Parkway and DNT intersection.
Heady Investments is constructing the building, being called Frisco Bridges Place. Construction is expected to begin the second quarter of 2014 with a completion date of October 2015. This is the seventh office building constructed along the tollway by Heady Investments, according to Sayres Heady, company vice president.
About 40 percent, or two floors of the new office building has already been pre-leased to one tenant.
"We feel the timing for this project is optimal given the 95-plus percent occupancy rate of Class A office space in Frisco," said Randy Heady, president of Heady Investments. "The location is also key. The site provides the convenient, direct access of the Dallas North Tollway coupled with the close proximity to so many amenities within a half-mile radius, such as the Embassy Suites Hotel and Frisco Conference Center, Dr Pepper Arena and numerous destination shopping centers and restaurants."
Heady Investments will lease about 1,000 parking spaces from the adjacent parking garage which is owned by the City of Frisco. Sayres Heady said having the parking structure in place already is a plus, and kept the company from having to purchase additional land.
"Working on this site with George Purefoy, Frisco's city manager and Jim Gandy, president of the FEDC, has allowed us to seamlessly and effectively utilize the existing multi-story parking structure," Sayres Heady said. "Leasing the parking spaces will provide a priority amenity to our tenants and will contribute to a high-quality product that is consistent with the other 1M square feet of office space Heady has completed on other projects along the Dallas North Tollway. Heady has historically been able to deliver four parking spaces to 1,000 square feet of office space. Using the city's parking garage provides the ability to deliver a significantly better ratio."
Heady's development group has been in operation for 33 years. The project's architect is Andy Nagurney with ANPH, Inc.
Mark Lewis, who found the site, and Sayres Heady will be leasing the project. Heady Investments is already open to those interested in pre-leasing office space.
Frisco Bridges Place will be south of the Dallas Cowboys' mixed-use development at the DNT and Warren Parkway and the recently announced Wade Park mixed-use development at Lebanon road and the DNT.
