On March 28, the Oasis, Texas shopping center, also known as the Shops at Oasis, was sold to Comanche Acquisitions LLC, managed by partner Robert Schultz, from Comanche Canyon East Commercial Partners and Comanche Canyon West Commercial Partners, said Andrew Rice, Comanche Acquisitions' real estate associate.
Schultz and Robert "Beau" Theriot owned both the Comanche Canyon East and West entities. The site's restaurant owned by Theriot alone, The Oasis, was not affected by the sale.
Theriot said that he sold his interest in Oasis, Texas together with an unfinished office building at the end of the center's parking garage, a future hotel site and a future condominium site on the 6550 Comanche Trail tract. Comanche Acquisitions now owns approximately 20 acres of the tract, said Lisa O'Neill of Newton O'Neill Communications, Comanche Acquisitions' public relations firm.
"We are excited to see these amazing assets come together under a new ownership vision," said Rob Axelson, a spokesman for the new owners. "It is one of the most famous pieces of real estate in one of the best markets in the country."
Axelson said that the new ownership group will immediately begin building out the retail and office suites to ready them for occupancy.
Theriot said that aside from his interest in The Oasis restaurant, he retained ownership in an additional future hotel site on the property as well as an additional office tower site; the Texas Treasures store in Oasis, Texas; an upscale-casual restaurant, Soleil; and The Treasury, a three-story retail building. Another future condominium complex now under way, The Mirage at the Oasis, will continue to be owned and managed by Theriot.
The Oasis, Texas property had been listed on the Travis County clerk's non-judicial foreclosure docket for March 5 and April 2.
"I've been here 32 years and put my heart and soul into [The Oasis restaurant]," Theriot said. "I've got the best crew—300 employees—and we're expecting the best year ever."
