The city of New Braunfels is now accepting applications to serve on the advisory board for the downtown tax increment reinvestment zone, or TIRZ, No. 3.

Established in 2021, the zone is the city’s third TIRZ and encompasses 182.91 acres in the downtown area.

TIRZ #3 will allocate sales tax revenue to designated improvements within the zone. (Courtesy City of New Braunfels)The TIRZ allows the city to use 85% of new property tax revenue increases from within the zone above the base year collections for designated improvements. The remaining 15% will continue to be dedicated to the city’s general fund.

In 2007, the city established the first TIRZ that encompasses the Creekside area and the second TIRZ, known as the River Mill TIRZ, was established in 2019 at the former Mission Valley Mill complex located at 555 Porter St.

Each zone has an advisory board made of members appointed by the City Council, and the boards are responsible for making recommendations concerning the administration, management and operation of the zone, according to a city press release.


Applications for all seven positions on the TIRZ No. 3 board are now being accepted, and five board members must be individuals who own property within the zone boundaries. The other board members must be residents of Comal County or an adjacent county.
