Liberty Hill City Council unanimously voted to proceed with development on the Heritage Ridge project—located on the corner of Hwy. 29 and Championship Drive—at its Aug. 9 meeting.

Two-minute impact

The development was put on hold due to traffic concerns at a June City Council meeting.

Council advised the developers to come back at a later date with written approval from the Texas Department of Transportation on traffic counts and an arrangement with Liberty Hill ISD for proposed turn lanes into the development on the district’s portion of Championship Drive.

How we got here
  • The developers were looking to place the three proposed drive-thru establishments on Lot 1 of Heritage Ridge.
  • However, In 2020,TxDOT approved Lot 1 of the development for only two drive-thrus. The addition of the third drive-thru on the lot is what initially triggered the proposal being postponed at a May City Council meeting.
  • Further review determined that the traffic count for Heritage Ridge would slightly change with the addition, which prompted the desire for additional review from the city.
  • After review, it was determined that the addition of left- and right-turn lanes into Heritage Ridge off Championship Drive would be the solution. However, at the time, the developers had not gotten confirmation from TxDOT or the district.
Buck Cody, an Endeavor Real Estate Group representative, said his team has received approval from TxDOT regarding traffic measures, and they have an agreement with LHISD concerning the turn lanes on Championship Drive.

The action taken

Council approved the continued development on Lot 1 of Heritage Ridge.

“I appreciate it. ... You guys know what requirements we’d like. We have an interesting project over there,” Council Member Chris Pezold said at the meeting. “I think you guys stepped up; you did what needed to be done over there.”
