The 78734 ZIP code experienced the largest jump at 65%, while ZIP code 78746 increased by 61.1%.
While the average number of days homes spent on the market decreased for most ZIP codes in Community Impact’s coverage area, the number increased for ZIP code 78733 by 111.8%.
The median home sales price was down for several ZIP codes, with ZIP code 78669 experiencing the largest decrease at 19.5%. Meanwhile, ZIP code 78738 saw a 15.3% increase.

The majority of homes sold in the area were split between ZIP codes 78738 and 78746.
For Community Impact’s six ZIP code coverage area, the median home sales price decreased from $928,000 in 2024 to $825,000 in 2025. Additionally, the total dollar volume of homes sold increased from $184.65 million in 2024 to $219.63 million in 2025. The number of homes sold increased 22.9% marketwide from December 2024 to December 2025.

The Austin-Round Rock-San Marcos metropolitan statistical area shows signs of market stability moving into 2025, according to a news release from Unlock MLS. Closed sales dipped 3.2% in 2025, but price points normalized and inventory settled, according to the release.
“Early in the year, we saw the effects of rate sensitivity, price hesitations and a flood of new listings that pushed inventory higher,” Unlock MLS research advisor Vaike O’Grady said in the release. “As the year went on, sellers recalibrated, buyers reengaged and the pace of the market continued to normalize. December 2025 numbers confirmed that shift.”
With mortgage rates slated to stay around 6%, O’Grady expects the market to remain steady.
