The overview
Five out of seven ZIP codes in the Lake Travis-Westlake area saw a year-over-year uptick in the median prices of homes sold in June.
The market as a whole saw the median price increase by approximately $230,000 in the month of June. The majority of homes sold for over $900,000.
As prices rose, the market saw little change in the number of home sales. While four out of seven ZIP codes saw an uptick in single-family sales, overall the market only had five more home purchases year over year in June.
However, pending sales increased from 371 last June to 410 this June.
Diving deeperLooking at the Austin-Round Rock-San Marcos Metropolitan Statistical Area, Unlock MLS data shows the median price saw a year-over-year increase by 1.1%.
The market saw little change in home sales, rising by less than 1%. However, pending sales increased by 13.2%. Throughout Travis County, pending sales rose by 16.7%, and Williamson County’s pending sales increased by 14.5%.
“One of the strongest metrics that we continue to see is the growth in pending sales year-to-date,” Vaike O’Grady, market research advisor at Unlock MLS, said in a news release. “Pending sales provide us with an early look at where the market is headed, and when they’re increasing alongside closed sales, it tells us buyers continue to move forward with confidence.”
