Located off Rupen Drive, the 10-home neighborhood will be on five acres of mostly undeveloped land near Lakeway City Park. The project is expected to break ground mid-March, and homes are estimated to cost between $975,000 and $1.5 million, said developer Bill Hayes with W Hayes Ventures.
Drees Custom Homes is the homebuilder for the project. Drees is a privately-owned homebuilder founded in 1928, according to its website, and has homesites across the southern and eastern portions of the United States.
The company previously completed work for neighborhoods within the nearby Rough Hollow, such as Las Brisas and Vista Ridge, according to its website.

W Hayes Ventures is the developer for the project, a new company created by Hayes.
Hayes graduated from The University of Texas in 1993, spending about 20 years in homebuilding and the last decade in development. The longtime Lakeway resident has been involved in the development of The Square at Lohmans, or Lakeway’s ongoing City Center project, for about the past 10 years.
“I’ve got a fairly deep and varied background in all those aspects, and just felt like it was time to ... do it on my own,” Hayes said.
In his time in Lakeway, Hayes said he has seen a “tremendous” amount of change.
“The idea that I still have the ability to impact the development in the future of Lakeway with the ... pockets that remain is really rewarding to me,” Hayes said. “I take a lot of personal pride in Lakeway ... as somebody that’s lived here since 2000.”
What’s next
Following the groundbreaking anticipated this spring, the project is expected to take about four months to complete, Hayes said.
