Hillwood Communities, a commercial and residential development company, plans to build a master-planned community with 840 homesites on 200 acres of land near southeastern Georgetown, according to a June news release from the developer.
The gist
Located near University Boulevard and SH 130 Toll, lots in the Melina neighborhood will be between 40-50 feet, and homes are expected to be priced in the $400,000-$600,000 range, according to the release.
Amenities at the community will include a resort-style pool, cabanas, a covered pavilion, a playground, a pickleball court and an open field. There will also be 20 acres of open space, miles of walking trails and three lakes, the release states.
Diving in deeper
Highland Homes will construct the first phase of houses in the neighborhood, according to the release. This initial phase will include about 440 homesites.
Construction is scheduled to begin in late 2025, and homes are expected to begin selling in spring 2027, per the release.
The history
The land for the development was previously owned by the Bost Family, who cultivated wildflower fields and made honey.
The name Melina is a tribute to that legacy, coming from the Greek word for honey, meli, according to the release.
What they’re saying
Hillwood is also the developer behind Georgetown’s Wolf Ranch neighborhood.
“After our success at nearby Wolf Ranch, we’re continuing to invest in the Greater Austin area with a focus on providing the Georgetown community with more long-term value,” said Duke Kerrigan, general manager for Hillwood Communities in Austin.
