Construction on a set of 100 3D-printed homes is underway in Georgetown’s Wolf Ranch community.

ICON, a construction technology company working on large-scale 3D-printing projects, alongside home builder Lennar, said in a release this will be the largest community of 3D-printed homes.

The first homes’ wall systems are already built, according to the release. Reservations for potential homebuyers is set to begin in 2023, with prices starting in the $400,000s.

Co-designed by architectural firm BIG-Bjarke Ingles Group, the three- to four-bedroom houses are set to come in eight floor plans with 24 configurations ranging from 1,500 to 2,100 square feet.

“We are very pleased to partner with ICON and BIG in building a first-of-its-kind, printed home community that combines innovative designs with sustainable features at an affordable price,” Lennar Executive Chair Stuart Miller said in the release. “Given the housing shortage that persists across the country, it has never been more important to innovate in order to find new methods of construction that will enable greater design flexibility and greater production at affordable prices.”

Built using ICON’s Vulcan robotic construction systems, the homes are created to be technologically advanced, environmentally sustainable and architecturally striking, according to the release. They will include rooftop solar panels and other smart features.

ICON co-founder and CEO Jason Ballard said in the release the robot-built houses will be better in every way, including design, performance, construction and resiliency.

“In the future, I believe robots and drones will build entire neighborhoods, towns, and cities, and we’ll look back at Lennar’s Wolf Ranch community as the place where robotic construction at scale began,” Ballard said in the release. “We still have a long way to go, but I believe this marks a very exciting and hopeful turn in the way we address housing issues in the world.”

Additionally, residents in Wolf Ranch—a master-planned community by Hillwood Communities—will have access to pools, trails and parks.

The 3D-printed homes will be located south of Hwy. 29 off Wolf Ranch Parkway. The Lennar section of the Wolf Ranch community already includes completed standard-built homes.

“We are excited to welcome Lennar and ICON's cutting-edge home construction technology to Georgetown,” Georgetown Mayor Josh Schroeder said in the release. “The Georgetown community prides itself on honoring our past and innovating for our future, and we are eager to see the future being built right here.”
