From January to March, 1,838 homes were sold in the district, according to a demographic update from Zonda Education at a May 19 board of trustees meeting. Hays CISD had the highest number of home sales at 3,871 followed by 1,858 homes sold in Liberty Hill ISD.
GISD is expected to enroll an additional 6,400 students over the next decade despite projecting slowed enrollment growth in the 2025-26 school year.
The big picture
Home sales are on rise in the Austin area while there has been a slowing in the number of new homes being built, said Rocky Gardiner, director of school district consulting for Zonda Education.
In the first quarter of 2025, 1,736 new homes became available in GISD while 1,838 homes were sold.
GISD has 50 actively building subdivisions and 21 future planned subdivisions. Land is being developed on more than 3,200 lots within 16 of these subdivisions.
The district had nearly 1,000 vacant homes on the market with over 3,000 vacant lots available to build on, Gardiner said.
“The developers are still seeing a lot of confidence in what they can do here in Georgetown,” Gardiner said.
Construction is underway for more than 530 multifamily units. Nearly 2,500 future multifamily units are planned for the area, 750 of which are age-restricted.

Parkside on the River had the highest number of home sales followed by Wolf Ranch and Santa Rita Ranch subdivisions.
Looking ahead
GISD’s enrollment is anticipated to increase by 238 students in the 2025-26 school year, which is around 180 students less than enrollment growth in the previous school year. The district’s enrollment growth is projected to begin picking up with 485 new students in the 2026-27 school year and reach a peak of 816 new students in the 2032-33 school year.
The district, which currently has an enrollment of nearly 13,900 students, is expected to enroll over 16,500 students by the 2029-30 school year and more than 20,300 students by the 2034-25 school year.
The impact
Wolf Ranch Elementary is projected to be overcapacity beginning next school year with nearly 1,000 students. Williams and Cooper elementaries are expected to exceed capacity by the 2028-29 school year with 972 students and 725 students, respectively.
Next school year, East View High School is projected to be overcapacity with 2,235 students followed by Tippit Middle School with over 900 students in the 2027-28 school year.
In 2026, the district is opening its fifth middle school and 12th elementary school off Patriot Way and SH 130 Toll near East View High School. High School No. 3 is slated to open near DB Wood Road and Cedar Breaks Road in 2028, according to previous Community Impact reporting.
