Columnar Investments plans to break ground on the site in northwest Georgetown in early 2026.
About the project
Located north of Ronald Reagan Boulevard and west of Williams Drive, Heirloom will bring single-family homes, townhomes and a future Georgetown ISD school site to the area. The development also includes a commercial component and designated parkland.
The land use breakdown includes:
- 340 acres of residential space, with a maximum of 3,600 units
- 109 acres of commercial space
- 48 acres of parkland
- 120 acres for the GISD school site
The update
Georgetown City Council unanimously approved a slate of items to further the project, including the development agreement, a second reading of the planned unit development agreement, the annexation of the site within city limits and the creation of the public improvement district Aug. 26.
PUDs are a unique zoning option that allow for specific negotiated land uses and development standards with greater flexibility and quality standards.
Meanwhile, PIDs are a method of financing a new development by levying bonds and imposing taxes to pay for infrastructure improvements.
Digging deeper
The undeveloped site was a part of Georgetown’s extraterritorial jurisdiction before being annexed into city limits at the Aug. 26 City Council meeting. Following the annexation, the city will provide the following:
- Water and wastewater service
- Solid waste, bulky waste, yard trimmings and recycling services
- Fire and police service
- Building a primary collector road from Ronald Reagan Boulevard to Williams Drive
- Building a primary arterial road from CR 248 to Williams Drive
- Improving CR 248 from Wild Nolina Way to the primary collector
- Intersection improvements with signals
What’s next
Future steps for the project include a series of City Council requests to finalize PID agreements and levy assessments. The PID financing agreement will be the “most critical” step to come, Woolery said.

Council members also unanimously passed the final reading of the Lakeside Estates ETJ municipal utility district agreement Aug. 26.
Forterra Developers will build over 1,000 new homes, as well as a hotel, on 722 acres in western Williamson County.
