The project will consist of 46 single-story units spread across 18 buildings on 5.72 acres.
Commerce Realty Partners Inc. is the majority owner and managing partner of the development, which is called Highland Vista Office Park.
The development needs final site plan approval from the Planning Department. After that, it will go before City Council, and construction is slated to start in early November.
McIver said each unit will be approximately 1,000 square feet and can be delivered either as shell space, CRP’s standard floor plan or customized units.
Additionally, the buildings will either be constructed as duplexes or fourplexes.
McIver said building exteriors will be completely masonry with stone and stucco, designed with 10-foot ceilings and include four offices, a reception area, a private restroom and a breakroom.
“We expect a combination of professional office users like attorneys, accountants, insurance agents, real estate brokers, mortgage brokers, IT consultants, etc. as well as medical and dental office users due to our proximity to Seton and Baylor Scott & White,” McIver said.
