The city of Dripping Springs is about to grow bigger.

The first phase of Bunker Ranch—located at 2751 W. Hwy. 290, Dripping Springs—is set to open its model home within a month and anticipates to introduce 58 single-family homes out of a planned 165 homesites, developer Jim Boushka said. The infrastructure for the site has already been completed and the developers will break ground on the project’s entrance at the end of August, he said.

Boushka, a Bee Cave resident, said he and business partner Steve Harren formed Bunker Ranch LLC to create the large-lot development—about 0.75-2 acres each—that will encompass the 213-acre tract.

Although no community amenities are planned for the neighborhood, the site includes an original bunker feature which the developers are debating as to what its function for the community will be, he said.

“We tried to save as many trees as we could,” Boushka said of the heavily wooded site that will have its main entrance off West Hwy. 290.

San Antonio-based Monticello Homes purchased 29 of the first 58 lots and will be listing the sites for sale along with a model home the company intends to begin constructing in August, Boushka said. The homes will be listed from the $500s to $1 million and range in size from 2,600 square feet to about 5,000 square feet, he said.

“We picked the [site to develop] because it’s really a pretty piece of property with good views, great trees and a lot of character,” Boushka said.
