Many of these commercial or residential projects were announced or in progress last year. Here’s what is happening now.


1. Construction finished in late 2015 on Research Park Plaza V, the final building in the commercial complex at 12301 Research Blvd. The four-story, 173,854-square-foot building has one tenant, Planview, moving into 51,000 square feet in March. Amenities include an outdoor gathering area.

2. IDEA Public Schools will finish construction Feb. 29 on a new cafeteria and gymnasium at its IDEA Rundberg campus, 9504 N. I-35. In late summer, IDEA will start Phase 2 of construction on its elementary school building for kindergarten through fifth grades. That building will open for the 2017-18 school year.

3. In March, construction on the Windy Ridge Apartments will wrap up at 10910 N. RM 620. The 120-unit complex received housing tax credits in 2013 to help fund construction of the low-income apartments. Realtex, in partnership with Generation Housing Development, broke ground in October 2014 on the project, which will have one- through three-bedroom options with income restrictions.

4. Several projects are in the works on the east side of Burnet Road near Esperanza Crossing. Construction began in early 2015 on the Marriott Residence Inn at The Domain. The four-story hotel will open this summer at 11301 Burnet Road with 130 rooms. In late 2016, Tex-Mex restaurant Dos Salsas will start construction on a stand-alone 8,000-square-foot restaurant south of the hotel.

5. The first phase of the Highline Luxury Apartments, 13201 Legendary Drive, will be complete in May. The complex will have 256 units with one- through three-bedroom options. Amenities will include an enclosed pet park, a car wash, a Wi-Fi cafe and a fitness center with a yoga studio. Epoch Residential is planning a second phase, which could have 256-290 units.

6. The first retail building at Arbor Town Square opened in spring 2015 at 10721 Research Blvd. Construction on the second building finished in late 2015. Ashton Woods Homes leased the second floor of the second building and will relocate its offices and design studio later in 2016.

7. Archer Hotel Austin is on track to open in the summer at The Domain at 3121 Palm Way. The eight-story hotel will have 171 rooms with 16,500 square feet of indoor and outdoor event space. Second Bar + Kitchen will open its second location in the hotel. Archer will also have an outdoor firepit, a pool, private cabanas and a fitness room with a cardio theater.

8. In October, Aquila Commercial completed construction on the 129,000-square-foot, four-story office building Aspen Lake 2 at 13785 Research Blvd. Q2 Software, which occupies part of Aspen Lake 1, leased the entire second building for its expansion. Aquila is evaluating interest for sister building Aspen Lake 3 to determine when to begin construction.

9. Spicewood Communities began construction in July on Urban North Apartments, 8110 San Felipe Blvd. The community will have 179 one- and two-bedroom units. The complex will have a four-story parking structure, and the first units will open in June. Amenities will include a pool, grills and communal spaces.

10. Amplify Credit Union is building a new branch at 2800 Esperanza Crossing. The new 8,700-square-foot branch location will include three drive-thru lanes, two ATMs and a community room that will accommodate 80 people. The new branch location will replace a 30-year-old branch at 2608 Brockton Drive. Construction will begin in the first quarter of 2016, and a grand opening will be held in early 2017.

11. Construction is underway on a new automotive repair services facility at 12845 N. US 183 at Pond Springs Road. The city issued a construction permit in November for a one-story, 25,400-square-foot building, according to the city’s Development Services Department. Representatives for the developer did not return phone calls to comment on when construction would done or the name of the business.
