An affordable housing development could be coming to Sunrise Road in Round Rock, just north of East Old Settlers Boulevard, after City Council expressed no objection to the project Dec. 18. The council passed an earlier resolution expressing no objection to the project Oct. 9 but had to do so again in December to match language required by the state for such projects.

The project will be known as Waters at Sunrise and will be located at 2750 Sunrise Road, according to city documents. The building will be a multifamily apartment complex with approximately 300 units, documents state.

According to city documents, the passage of the resolution states Atlantic Housing Foundation, the projects developer, will finance construction through low-income housing tax credits from the Texas Department of Housing and Community Affairs and tax-exempt bonds to be issued by the Capital Area Housing Finance Corp.

The state requires 80 percent of the units to be income-restricted, which will price those units about $150-$200 below market valuation.

City Council passed a developer agreement with AHF on Oct. 9 stating that AHF will pay full property taxes on the land. The project will also meet design standards put forth by the city, according to the agreement.
