In October 2006 developers broke ground on a new $125 million, 90-acre shopping center at Whitestone Boulevard and the present route of Toll 183A. Developers named the project 1890 Ranch after the name and construction year of an old cabin on the nearby ranch property of Bill and Katherine Carssow.
The development's first store opened in October 2007, followed by about 45 more businesses in the next two years. On Oct. 24, 2011, 1890 Ranch developer Endeavor Real Estate Group sold most of the project to Inland Western Retail Real Estate Trust Inc. and partner RioCan Real Estate Investment Trust for $97.6 million. In September 2013, RioCan took full ownership of the shopping center.
As of October 2013, the 1890 Ranch shopping center was the city of Cedar Park's top property taxpayer. According to the Williamson Central Appraisal District, the center had more than $89.5 million of assessed value in 2013. In June 2014, the center had 73 occupied businesses and 13 vacancies.
