Home sales and average prices increased in Cedar Park and Leander this February compared to February 2021 sales data, according to a March 15 Austin Board of Realtors report.

In Cedar Park, 59 homes sold in February—a 16% increase from 2021. The average home price was $584,342, which is down from $589,127 in January 2022 but a 30% increase from February 2021. There were 0.1 months of inventory and 13 active listings in Cedar Park, according to the February data report.

February home sales in Leander increased 32% from 2021 with 71 sales, but the average price reached $504,137—a 5% year-over-year increase. There were 0.1 months of inventory and 12 active listings in Leander, according to the report.

Cedar Park homes, including single-family homes, townhomes and condos, spent an average of 25 days on the market in February. Leander homes spent 16 days on the market.

Across the Austin metro area, home sales also increased with 11.3% more home sales than in February 2021. The region also set a new record median price of $499,995, which is a 28% year-over-year increase.

“February was a very active month for our housing market as sales price records continue to be broken,” 2022 ABoR President Cord Shiflet said in a release. “We’re hearing from economists that last month’s numbers are a potential harbinger of a big year ahead, even as our market continues to deal with insufficient supply compared to demand, resulting in the steady cycle of home price increases.”
