The project, which has yet to be named, will include 310,000 square feet of multifamily residential space, split between two four-story buildings—the North Building and the South Building.
With 165 total units, the North Building will have one- and two-bedroom floor plans available and more than 2,000 square feet of retail space on the ground floor, according to the release. The South Building will have 213 units with one-, two- and three-bedroom floor plans. This building will also have more than 5,000 square feet of retail space on the ground floor.
Apartments will feature private balconies, walk-in closets, kitchen islands, stainless steel appliances, luxury wood-style flooring, quartz countertops, in-unit washer and dryer machines, programmable thermostats and tile backsplashes.
Community amenities in both buildings will consist of fitness centers, grilling areas and multiple pools. A four-level parking garage with electric vehicle charging stations will also be a part of the residential component.
The retail portion of the development is planned to include a coffee-beer-wine shop, a restaurant, a small convenience store and outdoor seating areas, according to the release. These businesses will occupy roughly 75% of the retail space available in the project, with the rest to still be determined.
Located adjacent to the Lakeline Station MetroRail and bus hub, residents will be within walking distance of the station, which connects to attractions including Q2 Stadium and downtown.
Additionally, developers note the project's close proximity to the Apple Campus on Parmer Lane.
“Where someone lives is important. It becomes the epicenter of their life, and everything they do stems from that,” said Billy Hooten, vice president and business unit leader for Cadence McShane, in the release. “We are excited to build an apartment building in the growing city of Austin with proximity to anything a person might need to settle in and call it ‘home.’”
This project is a collaboration between Cadence McShane Construction Co., Sabot Development, American Residential Group and STG Design. Construction is expected to be completed in fall 2024.
