The number of homes sold in September declined year over year in four Cedar Park, Leander and Liberty Hill area ZIP codes—78717, 78613, 78641 and 78642—according to recently released data by the Austin Board of Realtors and Unlock MLS.

Of these, 78717, which includes parts of the Avery Ranch, Lakeline and Brushy Creek areas, saw the largest percent change decline at -41.67% year over year.

However, Leander ZIP code 78641 saw the largest numeric decline, with home sales going from 122 in September 2023 to 99 in September 2024.

Some far Northwest Austin ZIP codes, including 78729 and 78750 saw year-over-year increases in the number of homes sold.


The area ZIP code that saw the largest increase in the median price of homes sold in September was 78726 at 17.43%. Homes in this ZIP code sold for a median price of $625,000.


Both 78642 and 78729 saw about 16% declines in the median price of homes sold in September. Homes in these areas sold for about $80,000 less this September compared to last.


While homes sold in each of the following price ranges, the $300,000-$499,000 range had the most home sales.


Lastly, many area ZIP codes saw year-over-year increases in the average number of a days a home stayed on the market prior to selling. Only 78642 and 78729 saw declines.

Still, homes throughout the region are spending between 46 and 98 days on the market.
