The median price of a home sold in February was down year over year in five of the seven ZIP codes in the Cedar Park, far Northwest Austin, Leander and Liberty Hill area, data from the Austin Board of Realtors shows.

Furthermore, in three far Northwest Austin ZIP codes, median home sales prices declined` by $100,000 or more year over year.

The number of homes sold varied across the region, with Leander ZIP code 78641 seeing the largest year-over-year percent decline, and far Northwest Austin ZIP code 78750 seeing the largest year-over-year percent increase.

Despite the year-over-year decline, Leander ZIP code 78641 saw the greatest number of homes sold.

The majority of homes sold in the area were between $300,000-$499,999 in February. However, homes sold in all of the following price brackets.

One trend that was nearly universal across the seven-ZIP-code area was the year-over-year decline in the average number of days a home was on the market.

In fact, this number only increased year over year in one area ZIP code, Liberty Hill's 78642.
