Home sales were down across the Cedar Park-far Northwest Austin market in September, according to data from the Austin Board of Realtors.

Each ZIP code had fewer homes sold this September compared to last September, with sales in Cedar Park ZIP code 78726 dropping the most in the market by 75%—from 12 homes sold to three.


However, median home prices and the average number of days homes spent on the market were mixed.

Median prices were mostly down across the market, with 78726 again experiencing the biggest drop in the market. Median prices dropped nearly 23% from $745,000 to $575,000.

However, median prices in far Northwest Austin ZIP code 78750 were up 31%—the only ZIP code in the market that had an increase in prices—going from $535,000 to just over $700,000.


The average number of days homes spent on the market also differed between the ZIP codes. In far Northwest Austin ZIP code 78729, homes lingered for nearly two and a half months, the longest in the market.

In Cedar Park ZIP code 78613, homes remained on the market for 34 days both last September and this September.

The only ZIP code that had homes spend fewer days on the market year over year was far Northwest Austin ZIP code 78717, where homes sat for 33 days compared to 45 days last year.
