At Veramendi, Co-CEO Garrett Mechler said those moments are not accidental.

“Veramendi is very active, connected and rooted in community,” Mechler said. “The vision behind the development was to create community connection, and we’ve been making decisions to enhance that vision.”

The 2,400-acre master-planned community, located in New Braunfels, has focused heavily on placemaking, designing trails, parks and gathering spaces in ways that encourage residents to interact.

Rather than creating amenities simply to check a box, the development team prioritizes spaces people genuinely enjoy using.

Thoughtfully designed spaces for everyday life

Throughout the community, parks are intentionally placed within walking distance of homes, while trails and sidewalks weave through native green spaces and creekways.

“There’s a huge tree we were able to preserve early on in the development, and now we get to see kids climbing that tree together,” Mechler said. “It’s rewarding to see neighbors building lasting friendships while spending time outdoors and connecting with nature.”

As Veramendi has grown, its amenities have continued to evolve alongside the community, with opportunities for residents of all ages to connect. Today, the community features five neighborhood parks, each thoughtfully designed with its own unique layout and character - along with The Ledge, Veramendi’s first resident amenity center featuring a resort-style pool, splash pad, built-in grills, fire pits and gathering spaces.

More amenities are planned for Veramendi’s next phase, including a second amenity center, a 76-Acre Regional Park and additional neighborhood parks.

Creating connection through community

While many communities offer amenities, Veramendi’s goal is to help residents use those spaces to form relationships. Over time, walking groups, Mahjong nights, Bunco meetups and neighborhood dinner groups have naturally formed among residents.

Veramendi’s partnership with homeowners association management company Cohere Life has played an important role in shaping the community’s lifestyle. Cohere helps foster a personal and welcoming environment for residents. “They truly see this as community-building work, not a governance organization,” Mechler said.

Cohere maintains an on-site location within the community, giving residents a place to stop in, ask questions and build familiarity with the people helping manage day-to-day life. Those early touchpoints shape how connected residents feel from the moment they move in.

That effort extends into programs like Warm Welcome, a quarterly initiative where new residents receive a pie, alongside information about amenities, events and opportunities to get involved. Coffee socials, Food Truck Fridays and seasonal celebrations create low-pressure opportunities for neighbors to meet naturally.

The community hosts four signature events each year: Spring Fling, Patriots and Picnics, Fall Jubilee and Hill Country Holidays—each designed to bring residents together and create memorable experiences throughout the seasons. From family-friendly activities and live music to holiday celebrations, the events help foster a strong sense of community. As Veramendi continues to grow, its programming will expand with even more activities and events.
