The Collective South Congress finishes build-out as more tenants join development

The team behind The Collective South Congress—an 81,810-square-foot development located at 7601 S. Congress Ave., Austin—completed build-out of the six buildings at its property earlier this fall.

The project, which officially opened to its first round of tenants last fall, was developed by Spark Root Development & Construction and is managed by Equitable Commercial Realty.

The Collective offers its tenants flexible warehouse spaces for a variety of business types, including offices, storefronts, gyms and restaurants, according to Lee Ellison, Equitable Commercial Realty's senior brokerage adviser. Each of the six buildings is divided into units, which tenants can customize the interiors to serve their specific needs.

“It’s not traditional industrial tenants,” Ellison said. “There’s a good mix of tenants here with a gym, brewery and restaurant, and soccer business.”

The first businesses to open at The Collective were Roka Fitness and Gossamer Gear in November 2018. Others include Avila Creative Soccer, Holmes Custom, Kizzi Dancewear, Hit Forth, Moment Motor Company and Patti Engineering.

Last Stand Brewing Co., which has leased space at The Collective, is developing a taproom, restaurant and coffee shop at the site, according to Ellison.

The Collective also commissioned a mural by local artist Billy “Briks” Jewkes, who completed the work over the summer. The mural is on the outside wall of the main building facing South Congress Avenue.

Ellison said the project is currently 65% occupied with custom spaces still available for lease.
