Houston-based developer to break ground on new retail project in San Marcos

Ponderosa Land Development Company, a Houston-based real estate developer, is getting ready to break ground on a new retail center in San Marcos.

James Chang, a principal at Ponderosa Land Development Company, said they anticipate to break ground on the project in late November or early December.

Project details

The project, named Shops at Wonder World, will be located at 296 Wonder World Drive. There will be one tenant occupying a single tenant building on one acre of the property. The developer will also build a 600,000-700,000 square-foot retail center adjacent to the single tenant structure, Chang said.

"We try to bring retailers that like Central Texas and like San Marcos," he added.

What else?

Chang said they received approval from the Texas Department of Transportation to build an entrance into the development, making the site more accessible for tenants.

“Maybe from a public standpoint it doesn’t seem that exciting but from a development and tenant standpoint it [is]. Otherwise our access would’ve been off of Stagecoach—which is fine too—but having direct access onto Wonder World is a great pull for tenants and for the economics for our project,” Chang told Community Impact.
