The details
The proposed project caters to commercial truck drivers by providing fuel stations, overnight parking, restrooms and a convenience store offering food and beverages. This truck stop will also include regular gasoline and diesel fueling stations for other vehicles.
While the property had the appropriate zoning for a fuel station, The Unified Development Code limits facilities at 5,000 square feet. The proposed facility was around 9,600 square feet, requiring the conditional use permit.
According to the business website, the closest Pat’s Travel Center location to Cibolo is in La Porte, outside of Houston.

While council supported the CUP, stipulations in the approval included the removal of overnight parking and the requirement to construct a 10-foot wall with landscaping near residential areas.
Council member Joel Hicks spoke against the overnight parking due to the lack of city services in that area.
“We don’t have enough police to patrol that,” Hicks said.
