According to a news release, the project will total approximately 35,000 square feet of retail and dining space and will eventually expand into a 112-acre mixed-use development.
The details
Located between UTSA Boulevard and West Hausman Road, the 350 million development will eventually expand into a Pearl-like district, with restaurants, apartments, retail and outdoor spaces. According to the release, the retail space will eventually expand to include 200,000 square feet throughout the site.
The Merc development includes:
- 1,600 total apartments, including the 650 Oxly and Lyric residences currently in operation
- A multi-acre entertainment district that will feature regular live music and seasonal programming
- The Boutique Aloft Hotel, which opened in 2022
“San Antonio is one of the fastest-growing cities in America, and Northwest San Antonio has quickly become the heart of that growth,” said Rob Schumacher, project developer. “With The Merc, we’re not building another strip mall with some apartments nearby. We’re creating a legacy destination where residents and visitors can live well, shop local, while enjoying access and space to enjoy the outdoors together.”
Phase I openings are scheduled to begin in summer 2026.
The background
The Merc began with the Oxly and Lyric apartment complexes and expanded into a $350 million investment when Schumacher Interests purchased a nearby vacant property in 2015.
Looking ahead
According to the news release, the master plan includes additional apartments and further commercial development as well as green spaces and a trail system that will link to the Leon Creek Greenway.
During the groundbreaking, Park Golf was announced as one of The Merc’s major anchor tenants, the news release states. Park Golf will open next to The Merc’s Leon Creek Greenway trailhead, and will feature a nine-hole par-three course.
Park Golf amenities include:
- A putting punchbowl
- A beer garden
- Food trucks,
- Green space for community programming
