The Mainzer, a hotel project slated for development at the existing New Braunfels Utilities, or NBU, facility on the Main Plaza, has an opening timeline.

New Braunfels Deputy City Manager Jordan Matney provided a brief update on the future development during a Nov. 4 Downtown Association meeting.

The update

The project, which has been in the planning stages since 2018, is expected to break ground in January 2027 and become operational by fall 2028, New Braunfels' Communications Manager David Ferguson said in an email to Community Impact.

While the project is still a ways off from breaking ground, development plans are already underway, according to the city.


“We're working actively with the development team for The Mainzer to turn that into a boutique hotel in the future, right on the plaza, which is going to be incredible,” Matney said.

The 100-year-old building is already owned by the city and its economic development corporation. The focus of the development will be preserving the existing building, according to the presentation.

The projected cost of the The Mainzer is about $33 million, which includes land costs, according to the city.

NB Mainzer LLC was selected by the city in December 2024 as the developer to take on the project through a memorandum of understanding, or MOU. The approval of the MOU allows the city to move forward with exclusive negotiations between the two entities.

NBU is expected to relocate its headquarters from 263 Main Plaza in downtown to a new location off Loop 337 in early summer 2027. The move frees up the space for the city to redevelop the historic building into a boutique hotel with a restaurant, parking spaces and a social gathering space, as previously reported by Community Impact.

Looking ahead

NBU is expected to move to its new headquarters by early summer 2027. The beginning of the project is expected to align with the timeline for the completion of NBU’s new facility, according to the city.
