Preliminary plat of Post Oak Phase 1 approved by Fair Oaks Ranch City Council

For the first phase, comprised of 65 lots, 60 lots are planned for single-family home construction, while the other five lots are planned as easement lots.

In May, an amended development agreement was approved by City Council, reducing the total number of lots from 645 to 278. In the original development agreement from 2013, homes were on lots averaging around half an acre.

Since the approval of the development agreement, an amendment has been made, reducing the total number of single-family units from 278 to 227.

The development also acts as the city’s first public improvement district, or PID, which is a voluntary tax on the residents of the developed community to support construction costs.

This system allows the city to sign off on bonds for the development, which will be paid by the developers through PID revenue. The developer is proposing up to $60 million in onsite infrastructure, and the city will not be responsible for any bonds or debt accrued by the developer.

Alongside the preliminary plat, City Council approved the revised Tree Removal and Preservation Plan, which outlines the trees to be removed from the property and the course of action to replace removed trees.

Environmental Program Manager Aithne Loeblich said 13 heritage trees and 12 protected trees previously marked for removal are now being saved. Two protected trees previously marked as saved are now to be removed.

Loeblich said trees are mainly being moved from drainage areas, rather than clear-cutting, to make space for homes.

A total of 125 trees are planned for removal, while 209 trees are expected to be planted.

Council member Ruben Olvera pointed out that 125 are planned for removal, but out of the protected trees, 253 are being saved, and 126 heritage trees are being saved.

“I think 75% of protected and heritage trees are being saved,” Olvera said.
